Who we are

We have successfully overseen the design, structured the finance, and managed the execution and delivery of several real estate development projects in Dubai.

We are now focusing our development ambitions on Europe to develop affordable housing in various markets, whilst assisting European investors develop their own residential projects in Dubai.

Our integrated services have supported clients at each step of a real estate development project lifecycle – from feasibility studies, permitting and capital raising, to execution and sales support.

PROJECT FEASIBILITY

We help owners and real estate developers shape a project from the initial demand study to short-listing best-use cases. We prepare and deliver robust real estate development financial feasibility analyses. Our feasibility studies rely on complex financial models built on extensive due diligence – giving clients and financiers crucial insight into sensitivity scenarios, risk analyses, expected cash flow projections, and revenue forecasts.

We undertake the due diligence of projects with the mentality of principal finance and are therefore able to fulfil the information requirements of sophisticated financial parties. DEVELOPMENT MANAGEMENT

With a clear financial target in mind, we commission and supervise robust designs to create iconic projects. We work hand in hand with the locally appointed architects and engineers to ensure to ensure the designs are developed to detail with realistic assessments of the cost to complete.

With a strong budget discipline our in-house team manages the tendering process and value engineering to ensure the project has been designed and fully costed for with all specifications to prevent cost overruns due to design issues, budgeting discrepancies and to prevent onsite variations due to provisional sums. We manage this entire process and obtain a final budget sign off in line with the financial goals of the client.

Our team provide monthly reviews of project milestones and contractor performance. We complement these operational reviews with robust financial reporting and ongoing risks analysis that is available to clients in periodic reports and meetings.

Our approach provides confidence to all parties involved of the economic success of our client’s projects.
